Recorded sales on the county file

Lee County recorded 6 qualified Lakes of Estero sales in the 12 months to September 25, 2026, at a median of $527,500, from $414,000 to $658,600. Over 24 months it recorded 8 sales at $525,500, and over 60 months 21 at $512,450, from $365,000 to $725,000. Every one was a resale. We tracked every recorded Lakes of Estero sale on the Lee County file to build these numbers.

20244$602,500

2026, to September 256$527,500

The county median rose from $307,500 in 2020 to $501,750 in 2022, about 63 percent, and has held around $500,000 since. With one recorded sale in 2023 and one in 2025, read those years as single data points.

Who built Lakes of Estero, and is D.R. Horton building there now?

The Conidaris family's Conidaris Development Company developed the land in 2001, and the original 2003 to 2005 building permits name D.R. Horton, Inc. on 56 homes, its subsidiary Continental Homes of Florida on 25 and Conidaris Builders on 11. Twenty years later D.R. Horton is back: it bought Lots 83 to 87 on January 15, 2026 for $1,000,000 and is selling them as new homes. Data updated: October 2026.

The 2026 D.R. Horton homes

D.R. Horton's community page, read October 21, 2026, showed Lakes of Estero as "Now Selling" in its Tradition Series from $574,990: the Ellenton plan, 2,306 square feet, from the $575s, and the Coral plan, 2,596 square feet, from the $625s. Four homes were listed, from $609,855 to $669,855, and Lot 85 was under contract. Builder prices and incentives change often; we confirm them for each buyer.

Flood on the new lots

Two of the five new homes, Lots 85 and 86, are among the four lots whose center maps to FEMA's AH shallow flooding zone. A buyer there should expect the lender to order a flood determination and possibly require flood insurance; ask D.R. Horton for the elevation certificate.

What does it cost to own in Lakes of Estero?

The yearly cost of a Lakes of Estero home is the HOA assessment and the property tax, with no community development district line. The association does not publish its assessment, so the HOA figure below is the one listing agents entered on the MLS; the tax and district facts below come from the 2025 tax bill and the county's 2026 proposed rates. Data updated: October 2026.

What are the Lakes of Estero HOA fees?

The Lakes of Estero Homeowners Association does not publish its assessment on any public page we could find, so the figure here is the one listing agents entered on the MLS: typically $385 a month, from $378 to $387, in the 12 months to October 22, 2026. Confirm it on the association's estoppel certificate. The association is The Lakes of Estero Homeowners Association, Inc. (Sunbiz N02000001197, filed February 13, 2002), managed by FirstService Residential in Estero.

No CDD

The 2025 Lee County tax bill for Lot 33 shows one non-ad valorem line, the county's $366.39 solid waste assessment, and no community development district.

Property taxes

Lakes of Estero is in Lee County tax district 316, proposed at 12.9827 mills for 2026, including the Village of Estero's 0.73 mills.

What to ask for before an offer

Ask for the seller's last tax bill, the last two HOA statements, the estoppel certificate and the recorded declaration, which we could not retrieve; it sets the lease, pet and age rules.

Is Lakes of Estero gated, and what are the amenities?

Lakes of Estero is not gated: D.R. Horton describes it as "a highly desirable non-gated community." The county record confirms a 2,240 square foot clubhouse built in 2003 on Tract C at 9750 Springlake Circle and a heated commercial pool added in 2004. D.R. Horton's page also lists tennis, pickleball, basketball, a playground and a fitness center; those are builder claims we have not confirmed on the county record.

Is Lakes of Estero a 55+ community?

No age restriction turned up in anything we read, and the builder markets it to families, but the recorded declaration was not retrieved. If age rules matter to you, ask for it.

Which homes face the lakes?

The county codes 70 of the lots as single-family lake lots. On the roll, 66 homes are two-story and 27 one-story, from 1,348 to 4,337 heated square feet, with a median of 2,541; 42 have four bedrooms and 11 have five.

Is Lakes of Estero in a flood zone?

Lakes of Estero has mixed flood zones. A census of all 101 residential lot centers found 97 in FEMA Zone X and 4 in Zone AH, a shallow flooding zone, but the high-risk area, AE and AH together, covers about 61 percent of the subdivision's land, mostly lakes, streets and rear yards, and 26 lots have a quarter or more of their area in it. Never assume a Lakes of Estero home is Zone X. Data updated: October 2026.

Base flood elevations are 15.0 to 15.5 feet NAVD88; lidar puts the house pads at 15.8 to 16.3 feet and the streets at 14.6 to 15.0 feet. Eight letters of map amendment were issued here from 2009 to 2019.

What that means for a buyer

Lenders decide flood insurance by the structure's exact location and elevation. Ask the seller for the elevation certificate and any letter of map amendment, and get a flood quote before the inspection period ends. The Village of Estero's Community Rating System Class 6 rating discounts flood policies.

Evacuation and storms

Lakes of Estero is in Lee County evacuation Zone C. No Village or news report we found names it as flooded in Hurricane Ian (2022), Helene or Milton (2024); the Village placed Ian's worst damage west of US 41, and the Estero River is about 0.2 mile to the north. The homes were built under the 2001 Florida Building Code or later.

Which schools serve Lakes of Estero?

Lee County assigns schools by choice within proximity zones. The district's zone service, queried October 21, 2026 at 21820 Sunset Lake Court, places Lakes of Estero in elementary Zone Q (Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks elementary schools), middle Zone GG (Bonita Springs Middle and Three Oaks Middle) and high school Zone South 3 (Bonita Springs, Estero and South Fort Myers high schools). Estero High is across River Ranch Road, close enough that the district runs no bus. Confirm the zone for the exact address.

Where is Lakes of Estero and what is changing nearby?

Lakes of Estero fills the northeast corner of Williams Road and River Ranch Road, east of US 41 and west of Three Oaks Parkway, inside the Village of Estero with an Estero 33928 address. Its one road entrance is Springlake Court off River Ranch Road, about 0.2 mile north of Williams Road and across from Estero High School. The streets are Springlake Circle and Court, Silvercreek Court, Sunset Lake Court and Rainbow Lake Court. Colonial Oaks is to the north and Milan Villas, 44 D.R. Horton villas, to the east.

Road-edge lots

The homes along River Ranch Road, Estero High's pickup route, and along Williams Road, planned for four lanes from US 41 to Via Coconut Point, are the edge rows. On May 6, 2026 the Village Council approved raised crosswalks on River Ranch Road, including one at the Lakes of Estero entrance.

What is changing nearby

The Village's Estero SportsPark, west along Williams Road, is adding Phase 2 with up to $65 million of Series 2026 bonds approved September 23, 2026, and the High 5 Entertainment center is expected to open in late February or early March 2027. A planned development at 9000 Williams Road allows up to 190,000 square feet. FDOT holds public hearings on widening I-75 from Golden Gate Parkway to Alico Road on October 27 and 28, 2026. Inside the community's edge, a roughly 10-acre unbuilt tract with Williams Road frontage is still owned by Conidaris Development Company; we found no application for it.
